EPC requirementThe Minimum
Energy Efficiency Standard (MEES) which came into force in England and Wales on 1 April 2018, applies to private rented residential and non-domestic property and is aimed at encouraging landlords and property owners to improve the energy efficiency of their properties by a restriction on the granting and continuation of existing tenancies where the property has an Energy Performance Certificate Rating of F or G. The Minimum Energy Efficiency Standard Rating is E and above. An Energy Performance Certificate sets out the energy efficiency rating of a property and includes recommendations on improving its energy efficiency. Any property which has been marketed or let since 2008 requires an EPC which lasts for 10 years, with certain exceptions.

What is the EPC A-G Scale on the certificate?
Energy Performance Certificates use a scale of A to G. A being the most efficient home, with lower fuel bills and G being the least energy efficient with higher energy bills. The same scale is used to define the environmental impact of carbon dioxide (CO2) emissions of a home. Most properties in Britain are in bands D or E. An EPC recommendation form is included to show occupiers ways to improve their energy efficiency levels. The EU directive requires improvements that are cost-effective in reducing fuel costs and CO2 emissions.

Benefits of Carbon Zero 2050 for home owners
Energy efficiency is fast becoming a critical factor in property valuation, according to estate agents. Homes with high EPC ratings (A or B) are expected to see increased desirability and value. However, as EPCs also have many other uses, such as linking properties to energy efficiency improvement funding, they must be updated to ensure they remain fit for purpose.
